There are several ways to organize a construction company to manage building and remodeling. All can work but some are more sophisticated and effective. At Teakwood Builders, we use a process called Design/Build. At the core of the Design/Build process is a simple concept: instead of scattering responsibility across several professionals, it is better to combine all the elements of design and construction within one team from beginning to end. This immediately closes the communication gap that most frequently leads to problems when more traditional methods are used. Design/Build allows us to identify and prioritize the parameters of a project one-on-one with our clients. Our expertise and creativity then enable us to develop specifications and plans that meet and/or exceed your goals and expectations while maintaining your budget.
• Upon receipt of your information submitted through our Contact Us form, a member of our staff will contact you within 48 hours. If necessary, additional questions may be asked at that time to help us determine how we may best serve you. Please note, if we determine, for whatever reason, that we are not going to be able to assist you with your project, we may be able to provide you with a referral.
• Our Project Planner will then contact you to discuss your project at length. At the conclusion of that phone call, a joint decision will be made regarding moving forward and scheduling a more detailed meeting at your home or project site with all decision makers involved.
• After that meeting and with mutual interest in moving forward with your project, a Design Agreement and/or proposal will be prepared for review and signature.
• With the pre-construction administrative work completed, we will commence with drawing plans for your review and approval, identifying the scope of work, as well as projecting a project cost and project duration.

Client Manual - Prior to the start of your project, you will receive a client manual that will explain what you can expect to happen from start to finish. The manual also allows for keeping project documents in one place and includes a list of recommended do’s and don’ts and “survival tips” to ensure that the process runs as smoothly as possible for everyone.
Project Review - Prior to the start of any work, we will remind you that it is important for you to make sure you understand everything about your project. If not, you will be encouraged to contact our Project Planner to express any concerns or ask any questions prior to the Pre-Construction meeting.
Pre-Construction Meeting - A pre-construction meeting is a crucial step for you and Teakwood Builders. At this meeting, attended by our Project Planner, Production Coordinator and Lead Carpenter and held at the project site, we will addresses important issues relating to the impending project start. The Lead Carpenter will also be introduced to you and will be your daily guide throughout the construction portion of the process, as well as being the supervisor over all trades people and on-site activities related to your project. At all times, the Lead Carpenter will be supported by our professional office staff, and together they strive to ensure safety, security, cleanliness, superior work performance, timely completion, and a minimum of disruption to your daily life and that of your neighbors.
Selections - A part of our service at Teakwood Builders is to guide you through the selections process. You will be provided with selections sheets that are customized for your project and that identify each choice to be made along with a due date for completing a selection that coincides with purchasing and construction schedules.

And, in order to make this part of the process less stressful and time consuming, our award winning Interior Designer will meet with you and expertly guide you through the process with the confidence and skill you expect.

Billing Procedures - Payments are detailed in the payment schedule of your contract. Invoices will be mailed approximately one week before the due date as a reminder, so that you will be able to manage your funds accordingly. Change order work is billed according to your contract.
Preferred Vendors - Part of our task as a Design/Build company is to maintain strong relationships with proven vendor sources for every product involved in any of our projects. While there can occasionally be exceptions, we strongly urge our Clients to work with our preferred vendors. It is an important element in our ability to assure our high standard of quality, timeliness and customer satisfaction.
Change Orders - Once the project is underway, any change to the scope of work, including additional work days needed, must be documented and approved in a change order. We don’t present surprise bills for extra work at the end of the project. Because we try to be as thorough as possible when putting our proposal together, change orders are usually caused by one of three events; hidden conditions, building inspector requests or client changes to the original proposal.
Site Preparation and Protection - Before any actual work begins, we will take measures to cover and protect certain areas of your home that adjoin the work area in order to keep them as dust and scratch-free as possible throughout the project. In many cases during demolition, we will install a temporary air filter to create a negative atmosphere which draws air from the main house into the work area. This minimizes the amount of dust that filters through the house.
Weekly Meetings - You will be interacting regularly with the Lead Carpenter and our site personnel. On most projects, there will be weekly meetings between you and the Lead Carpenter which creates the opportunity for discussions about the project as it moves through the many phases.
What’s Happening Now - After the initial demolition and framing takes place, the project may seem to slow down while much of the utility work is being done. While these changes will not be as visible, we are staying on track.
Project Takes Shape - As the drywall starts to go up and your project begins to take shape, you’re likely to feel excited about your decision to remodel.

Final Stage - With the final finishes being made and painting taking place, you’ll begin to really get excited about living in and using your brand new space.
Job Clean Up - During construction we focus on keeping the site as neat and clean as possible. We use non-allergenic Hepa-vacuum cleaners to maximize the containment of potentially harmful dust. At the end of the job, the work area will be professionally cleaned.
Project Completion - After your project is completed, we want you to evaluate our performance. You will receive a client survey to complete and return, and we look forward to any written comments as well.

After Your Project is Complete - About four months after the completion of your project we will send you a letter to be sure that you are satisfied with the work and that there are no areas of concern. Additionally, we will contact you about one year after the work is done. We just want to check in to make sure that our work is still to your satisfaction.
