Rates: Two-hour minimum; $78/hour for a Concierge Services Lead Carpenter; $88/hour for a Concierge Services Project Manager; $115/hour for interior design services provided by a Teakwood designer. Rates apply for time to obtain specialty quotes, research and procure products and manage and coordinate specialty trade contractors. 20% markup will be applied to the cost of materials and specialty trade contractors. Sales tax will be charged if applicable. Lead Carpenter or Project Manager assignment for projects is at the discretion of the Concierge team and is subject to factors including technical expertise and availability of staff.*

Terms of Service: Submission of this request form constitutes a contract with Teakwood Builders, Inc (“Teakwood”). Teakwood will contact the Client to establish a mutually acceptable schedule for the work that is outlined in the Client’s submission form, an estimated commencement date and an estimated completion date. All invoices will have NYS sales tax applied, if applicable. Special order product and custom materials will require a 50% deposit prior to placing the order. Hours are billed as accrued. Invoices are sent by e-mail unless other arrangements are made in advance. Payments are due within (7) days of the invoice date. Client is solely responsible for any material/product that they supply in conjunction with the work performed. Teakwood shall be responsible only for its own negligence and not for the negligence of any other party. In the event of a dispute, Client hereby consents to the following: the exclusive jurisdiction of Saratoga County; Teakwood shall be entitled to recover its attorneys’ fees if it prevails; and New York State law shall apply. Client hereby further agrees to defend and to indemnify Teakwood for any and all claims or disputes arising out of the alleged negligence or responsibility of any party other than Teakwood. Work will not start less than 3 full business days after submission of this form; the Client has the right to cancel this transaction in writing at any time prior to Midnight of the third business day after electronically accepting this Agreement.
